 The project faced numerous challenges:

  • Environmental Concerns: The site was a brownfield, contaminated and within 250ft of Metro North Train Infrastructure.
  • Regulatory and Financial Constraints: The project was pressed by the 421a Tax Abatement sunset looming and a constrained budget exacerbated by inflation and interest rates.
  • Logistical Challenges: A compressed site footprint required meticulous planning for deliveries and waste management, influenced by nearby infrastructure work.

Overcoming Challenges

  • Innovative Problem Solving: To address soil contamination, Affect proposed additional localized sampling to precisely identify "hot spots," significantly reducing soil disposal costs.
  • Strategic Planning with MTA: Early and continuous communication with the MTA and project consultants allowed for an understanding of monitoring requirements, ensuring that construction activities were compliant and uninterrupted.
  • Cost Management: Faced with financial constraints, Affect applied their extensive experience to develop a Value Engineering Program that proposed alternative construction methodologies, materials, and finishes. This approach met both aesthetic and financial goals without compromising on quality.
